How We Build

Harder to permit. Right thing to do.

Dad hikes every piece of land we develop personally, in snake boots with a walking stick, working out how to put homes on five acre lots with the least impact on the natural desert terrain. Everything downstream of that walk follows the same rule.

01

One with the land

Every parcel hiked on foot before a line is drawn, so homes sit on five acres with the least impact on the desert terrain.

02

Roads built to last

Private roads 20 feet wide so two vehicles pass safely, in 3 inch asphalt instead of the cheaper 2 inch standard.

03

Views and privacy first

Patio views simulated before the plan is finalized, and deed restrictions protecting view corridors instead of an HOA.

Builders we'd hand the keys to.

Our preferred builders are vetted and have proven to be top tier builders and human beings, but they will make mistakes from time-to-time. Our expectation is they will look you in the eye and correct their mistakes treating you fairly along the way. If not, they will not be invited to build in our communities.

We are open to working with experienced local builders who have a client looking to build on one of our lots, who want to build spec homes, or who want to become a preferred builder. Private money construction loans are available to qualified builders on a limited basis.

The Town

Cave Creek, since 1870.

Long before it was a town, the Cave Creek area was home to the Hohokam people, and later the Tonto Apache and Yavapai. Its more recent history begins in 1870, when the U.S. Cavalry passed through following a trail connecting Camp McDowell to Fort Whipple near Prescott, and by 1877 settlers Jeriah and Amanda Wood had built a lodge at the creek's natural springs.

Mining and ranching followed, and that frontier identity never really faded. Residents voted to incorporate on July 6, 1986 rather than be absorbed into the growing Phoenix area — in 2026 the town celebrates 40 years of that independence.
